If you really want an investor next door to build a 6-apartment building, then suggest something like that to the seller. ;)

If the standard land value is already that high, it will also sell at that price. If the location is good, someone with enough money will come, demolish the house, and either build apartment blocks on it or a nice single-family house for themselves. There are enough people who can manage that without a bank. I wouldn't want a tenant in my single-family house. Then you might as well stay in an apartment. I see the income situation critically with this project. The additional costs for the house won't be negligible, just like the installment.

One square meter in terms of energy efficiency and one square meter in terms of usable or living space are not the same. Our single-family house has X m² including the basement, "building usable area" to calculate the final energy demand for the energy certificate is 1.5*X. A glance at the energy certificate only helps to a limited extent because the area does not appear there (or I overlook it), it is only in the calculation. This means that the gas demand could be significantly higher under certain circumstances, I would rather refer to the old bills with the actually consumed cubic meters of gas and then calculate. A quick look with the location "Nuremberg" at a provider to check the gas rates shows the cheapest one already for 170 kWh/m²*180m² = 30600 kWh at 5000 € per year. Gas price brake is not considered - but I would not bet on it at the moment. @Topic: Location and size are too much for the income and the overall situation (tenant, renovation, etc.), in my opinion. Apart from the fact that a 3-story building is probably not allowed there. Either buy only part of the property or just forget about it. At that price, buying an old box with a huge plot of land, which as a dual-income couple with children you can’t really use/maintain... forget it.

Buying only part of the property will not make sense because then the access to the rear part runs directly past the house and then has to turn a 90-degree corner. The garages would have to be demolished because they are in the way. Where will parking be then? Parking space for 2 houses would have to be created at the back of the property, which significantly impairs the beautiful garden view. Privacy would remain only on the terrace side, but the new house would stand there (at least with some distance given the size of the property). Is that what you want? Apart from that, it is not clarified whether the development plan even allows this (all the neighbors have no rear development).

Where there is a will and housing is scarce, there is usually a way. Here in KN, old single-family houses are often demolished and then 1-2 six-family houses are built on the property.
