Yes Escroda, we agree, I am just looking for points that could diminish the financial incentive.

Yeah, some people have also inquired about our property, whether it wouldn't be for sale as a long-standing building gap. Fortunately, it was purchased before the worst price increases without any intention to build. Those who are able to have a property without any building obligation do not give it up without necessity.

If the seller wants significantly more than the standard land value, you should be able to say without any ifs or buts, "Yes! This is the dream plot for us!" If it's only a tiny bit that causes concerns, the plot is not suitable for you and you would regret it eventually. In my opinion, the best solution would be to build on the boundary - a semi-detached house to create more space towards the outer property boundaries. Okay... some may not want that much garden, but 420m² is hardly more than two times 3m from the house to the property boundary and a bit more in front of the terrace. We have almost 10 times as much and the courage to leave unused areas untidy, meaning mowing only once a year and leaving it to nature.

But you also live in a region where land is not a scarce resource. Try buying a property in the commuter belt of Düsseldorf – lots of driving to work and yet, for that area, a smaller million amount changes hands.
On 420 sqm you can build a small three-family house in metropolitan areas – and each of the three homeowners is happy about the still affordable land.

Hm... do I understand it correctly that you could either use this driveway together or as an alternative: you buy the property with the driveway alone and the neighbor has to arrange their own driveway?! Why not have the property with the driveway on the left side (flagpole property) purchased, and you take the 420 sqm and do not use this driveway. You don't need a driveway if there is only a short one in the east. You make a hedge along the then foreign driveway. I’m out anyway when it comes to narrow long driveways because I don’t like them at all. They only take up space, are expensive to pave, have no chi, and then you also have to maintain them (e.g. snow sweeping).

Why should the neighbor want to buy a flagpole-shaped property just to avoid a south exit?

No – we were lucky and about 3/4 of the land lies in an outer area, which from the perspective of people wanting to build costs nothing (grassland). It’s 20 km to Potsdam, and where we lived in Potsdam, building land costs a slim 350€/m² (in other parts of the city, you only find anything if you are willing to pay between 650 and 1500€/m²). In our village there will soon be no more building land because the city is surrounded by peat layers up to 14 meters thick. This led to an increase in the standard land value by almost 70% within the last two years. Building plots currently cost around 100 to 150€/m² here – which at first doesn’t sound like much, but when you consider that the average wage in Brandenburg is about 25% below the national average, it looks different again.
