Optimal subdivision of a plot and conversion into building land

Close only counts in horseshoes. It would certainly be great if every plot of land automatically became building land just because it shares a fence with existing building land. Legally, there is no such spillover; rather, each area must wait for its own appropriate designation. Development zones are designated when the waiting list of new residents is pressing and the municipality does not want to leave this opportunity solely to neighboring towns. Building wishes from relatives of residents do not matter in this regard. What is it in the neighborhood: a §34 area, or does it have a development plan?

I would guess off the cuff that it is farmland = outlying area. Report back in 2024 what has become of it ;)

So if I interpret the 1980 land use plan correctly, the area of the 5 plots was already designated as a residential area back then (Whether the designation was made later, I have no idea. In any case, the scanned plan that is available online says 1980...). But when I look at the houses, they haven’t been there that long yet...

I had a similar case, for which I sat in the town hall for 2 hours 2 months ago. Property in an outer area, directly adjacent development and infrastructure completed except for a short section of the canal. Currently no chance of buildability. We can talk again in 5 years, as a new development area is just being designated and gaps need to be closed. Only when no further development is possible inside can an expansion in the outer area be made, which is a major action for the municipality. I can only recommend making an appointment at the municipality and discussing with them what is possible.
