I can certainly understand that a construction contractor has better terms. However, they also have high ongoing costs.

It must be possible as a private person with a good general contractor, an architect who also has good partners at hand, etc., to build at cost price cheaper than if I pay over 4000 euros per m2 of living space for an apartment on Immoscout in comparison.

I would like to start a qualified discussion about this.

Even if you found an architect, structural engineer + co who would work for you for free – which is what cost price means – all material you need for building the house will be sold with markups. The tax office doesn't like companies that do not show any profit intention.

1- you forget the high land values. A well-known construction contractor told me that good locations go for absurdly high prices in builder bidding processes. This is the highest block in metropolitan areas.

2- what the construction expert says is completely true. You and your architects, who have to be paid, will never achieve the conditions that a construction contractor has. I think I read once that you like to plan craftsmen securely and fill their books 40-50% with "competitive conditions" to keep them busy. The rest is filled with good orders (higher margin) which are gladly awarded to you and your architects.

3- you can forget about finding craftsmen who install internet goods. YES, you can save on materials, yes the craftsman wants to sell that too.

In the end, even with a multi-family house, you don’t have much market power over the craftsman. He will also serve his regular customers first.
