We found an architect who is familiar with multi-family houses. From 3 residential units onwards, there are additional rules. As already mentioned, calculate the volume (enclosed space) and multiply the value by 400 euros per cbm. Under normal circumstances, this should allow for good planning and at least give you a rough estimate.
We use the all-around worry-free package, so we also have the individual trades tendered by our architect. Say goodbye to the idea of approaching companies yourself. You need a lot of knowledge about the subject and then a great deal of time, patience, and thick nerves. Even then, you have hardly any negotiating opportunities; it’s more a take-it-or-leave-it situation. Today I skimmed through the scope of work for excavation and shell construction, I never ever would have managed that myself.
By the way, there is no longer a KfW 70. If you mean the old KfW 70, that is currently more or less the standard or the minimum you have to build.
If you are considering Efficiency House 55, then perhaps the conditions per residential unit might be interesting. Especially if you are planning with ventilation and underfloor heating anyway.
