Process of Bank / KfW 153 Approval

Hello everyone,

we are currently in the process of financing the construction – I just came from the bank.

Since the house will be [Kfw 70], we naturally want to take advantage of [KFW 153]. Now the bank says they need proof from the energy expert that the house meets [KfW 70] in order to apply for the loan. Then it supposedly takes about 2 weeks to wait until [KfW] has approved, after which the bank's approval comes within a few days.

I have now spoken with the construction company, and they say the proof is only required at the moment when [KfW] has to pay out money?

Which one of these is correct? We don't want to wait unnecessarily for two weeks now...

No, KfW must be applied for and approved before the start of construction!

You can find all of this under the funding conditions on the KfW homepage in the corresponding program.

What kind of construction contractor do you have....

The application must be submitted before approval. After all, the KfW wants to know which measures are planned in order to approve the low-interest funds.

Since there are usually various construction measures, the payment is very "lump sum." We had it paid out after the masonry work.

And last but not least, the KfW wants proof that the KfW standard has been met no later than 1 year after completion.

The application must be submitted in advance. The time for providing the proof is beyond my knowledge.

They are two different things.
