It has already been said by everyone - the KFW funds must be applied for BEFORE the start of construction.
Moreover, for you, not only the application but also the receipt of the approval is important. Because only AFTER receiving the approval are you allowed to build.

The condition regarding proof of achieving the KfW standard can be found under point 5.

Independently of that, prior approval is also important for YOU yourselves:
Imagine you plan with the 50,000 from KfW. You align the other loan amounts based on achieving the KfW standard.
For some reason, your house does not meet this standard - then suddenly you have a financing gap of 50,000 euros.
You want a secured financing and not a - possibly 90% secure financing?

I would send the builder or provider packing!


KfW funds are nothing other than tax money. That the NRW.Bank is obliged to check their use in advance should be understandable to everyone. By the way, you can read on the KfW pages what the correct answer is (f-pNo was kind enough to post the link [kann stehen bleiben ]). This is not the first time I wonder why such existential questions have to be clarified in a forum before even looking for information yourself?

For completeness - the form 153 only serves as the "first" info for the KfW; after completion of the construction measure, proof must be provided by the planner (mostly a structural engineer) based on the materials used, that the efficiency house status "xyz" was also complied with.


You will still wait longer anyway, because the approval does not coincide with the first groundbreaking. A bit of building application or simplified approval process is allowed, your builder also needs a little lead time ....
