Do you know the construction companies "Tönjes und Meissner" and "Olfa Haus"?
If yes, which developer would you prefer? Or am I not allowed to ask that, I know I am not allowed to post links, but I hope naming names is okay?

You are allowed to ask almost anything here, but please also read the answers carefully. As ypg and I have written several times, you will certainly not build with a developer (because they sell you the land and building "as a package").

Yes, 2 months can be realistic. But if you have to pay in 3 months, 2 months are enough. Then you don’t even need a development plan.

I think we are talking past each other a bit. Math wasn’t my worst subject , so I know that it mathematically works out. But the initial question was about the total financing of land and house. And if the OP doesn’t even know yet with whom they want to build or maybe not even what (material, size, equipment, etc.), then that is very tight. Sure, it can all work out if everything goes smoothly. But I first need reliable numbers (house costs, ancillary costs, costs for special equipment...) and I won’t get those in the first conversation with a general contractor/general planner/architect, but after several/many discussions. By Plan B I therefore meant the (early) taking out of a (variable) loan just for the land so that I don’t get into time pressure.

Unfortunately, we have experienced that the sellers did not really familiarize themselves with the development plan. Despite the prior transmission of the development plan, completely pointless proposals were then made. Therefore, it is good to know (as a customer) what I am actually allowed to build before entering serious offer phases.
