However, I don’t understand the problem? What exactly do you want to know from the building authority? You just want to sell the property, right? Just ask if the plot is designated as building land, and the rest is then the buyer’s problem.
Exactly, and that’s where opinions differ. We have already commissioned two appraisers for an estimate, also regarding inheritance tax, because we didn’t trust the first appraisal. One says it is building land, the other says it is garden land. My concern is about the process, how to sell best. Should one submit a preliminary building inquiry oneself, or leave it to the potential buyer? What format must/should the preliminary building inquiry have? Do you need an architect for it, or is a phone call enough?
As already mentioned, we have had quite a bit of trouble with the building authority, because for another property before the sale they wanted some proof that nothing has changed regarding the volume or something similar since construction. Something like that, I haven’t dealt with it in detail. As it turned out through an architect after more than half a year of research, the employee had given incorrect information and demanded some details that are not relevant at all in a sale.
So I wanted to avoid receiving another false statement because time is a bit tight as well.
