There are no real estate agents. One cannot live from that a) and b) plots are not mass-produced. There is also no grey market or any other dealer exchange or network. For example: If there is a new development area, all home builders lick their lips and “reserve” some plots. It looks like you go to a company, and they then refer you to such a plot. The catch is that they all refer to these plots. Once you have signed, they say: “here are two.” But family y has already reserved this exact plot directly with the municipality two weeks earlier. Family y is happy to build without any building commitment, and you are stuck with your house contract and possibly the second plot, which is really badly located, in the misery to fulfill the contract – or to get out with a contractual penalty. Heinz von Heiden and Viebrockhaus were still advertising with our plots in the new development area on Immonet and IS24, but everything was already gone.The providers work with real estate agents (so they do not belong directly to the provider), who can then choose from a currently available "pool" of plots.
You address them directly there.Accordingly, I would focus more on the municipalities/local offers in the future. Unfortunately, we don’t know anyone who wants to build there either.

For example, there is the subforum Building Costs, where there are many hints about real costs as well as the necessary buffer.Thanks for the example calculation. Our initial calculation even looked relatively similar. Painting work and floor coverings were already included in the offer. We had about €315k for the house including special equipment and outdoor facilities/parking space. We calculated ancillary construction costs at €30k and would then come to about €155k for the plot including purchase incidental costs.
