There are no real estate agents. One cannot live from that a) and b) plots are not mass-produced. There is also no grey market or any other dealer exchange or network. For example: If there is a new development area, all home builders lick their lips and “reserve” some plots. It looks like you go to a company, and they then refer you to such a plot. The catch is that they all refer to these plots. Once you have signed, they say: “here are two.” But family y has already reserved this exact plot directly with the municipality two weeks earlier. Family y is happy to build without any building commitment, and you are stuck with your house contract and possibly the second plot, which is really badly located, in the misery to fulfill the contract – or to get out with a contractual penalty. Heinz von Heiden and Viebrockhaus were still advertising with our plots in the new development area on Immonet and IS24, but everything was already gone. You address them directly there. You should read a bit in the forum here. For example, there is the subforum Building Costs, where there are many hints about real costs as well as the necessary buffer.

Thanks for the info. I find it incredible what the salespeople tell you there, or rather, that it is even allowed at all. Then back to my previous question... How does the financing work if I take care of the plot myself? Do I have to pay for it directly out of my own pocket, or is there still a possibility to finance it together with the house construction? Thanks again for the tip. I’m new to the forum and will calmly look through what can be found here about construction costs.

"They don’t have any" - I fully agree with that. With the dubious contract construct, their crooked lawyer better be prepared, because the legislator, to put it mildly, does not foresee a broker for a contact to a broker.


And exactly this condition is vague enough that practically any substitute plot is sufficient.

I think it’s great that you signed up here. I believe that was the last chance before you would have fallen for some shady dealings. The hardest part of building a house, in my opinion, is finding the dream plot.

We found ours by going out every Saturday and Sunday and looking at villages we liked. There we directly looked for land that looked abandoned or had ruins on it, etc.

The usual way is probably through the municipalities. Register and hope.

First, find your land. At the same time, go to the bank and get advice on what you can actually afford. Once the plot is found, you can still start financing for the house and land. For tax reasons, it is better to buy both separately.

I am surprised that you are still so enthusiastic or positive about the construction project. If you have regularly searched the portals for plots of land, you should know that they are horrendously expensive in your area and that you are not the only ones wanting to build. I entered the middle of your area with a generous search radius and barely found 2 out of about 70 that are building land and cost less than 150,000. Because some of us have been in the forum for a longer time, we know the problem and advise, given the budget, to consider an existing property or a small terraced house. Regarding your financing question: if an affordable plot can be found, then interim financing is possible. Most here have more equity and can pay in cash. The others resort to plan B: buy an existing property or a developer house.

That's right. And that was also the point where we realized that something was wrong here (including the "I can give you an extraordinary special discount if you sign within the next 2 weeks" tactic).

Thanks for the references to the other threads, I’ll also take a closer look at them!

As mentioned above, we also noticed that something was "fishy" about the whole story. Are there also reputable providers in these model house parks with salespeople? That doesn’t exactly give me confidence when it comes to building a house...

Okay, thanks for the tip. We have already roughly discussed with several mortgage lenders what budget we can afford. In the end, it was around €500k with good conditions for our needs and a monthly burden we can manage.

Well, “euphoric” we were only at the beginning. We quickly realized that with the financial framework and the desired location, we chose a big challenge (which is somehow depressing with two “normal earners” without children or prior commitments...). But I’m always grateful for realistic assessments. You only ever hear “no problem at all” from salespeople. I will also take a closer look at the interim financing. We would also like to have more equity available... but reality looks different, unfortunately. If it is not feasible with the conditions mentioned, we just have to adjust various parameters (e.g., the location) or look at the alternatives you mentioned. For us, a rental house is also still an option. But so far we haven't been able to make any really “reliable” statements because we are simply not sufficiently informed yet.
