You will receive the invoice for the additional purchase costs anyway. Your construct would only work if the seller pays you money so that you can use it to pay the additional purchase costs, so that you would "only" need 100% financing. That will not happen.

The incidental purchase costs consist of notary fees, court fees, and tax liabilities. Notary fees are jointly and severally liable by both contracting parties, but the seller is only held liable by the notary if the buyer does not pay and there is nothing to be collected. The court and tax office only address the buyer, who is their debtor. Your idea certainly does not work. It is also economically nonsensical. The incidental purchase costs depend on the purchase price amount. If you reduce this, the incidental costs also decrease. Karsten

Can you try, but I would also put it in writing, preferably notarized. Many have already said it, but the authority, notary, and realtor will always hold you accountable. They will not be interested in such a written contract anyway. If the seller no longer wants to know about it, the only option left is legal action... The easiest way here is a purchase price reduction. And it has already been asked why the seller should do that. It seems to be an undesirable property. Otherwise, I wouldn't know why he should do it.

Why shouldn't one try to negotiate? Unfortunately, he hasn't written where the property is supposed to be.

But when I look around here in the Karlsruhe area, I sometimes wonder if some sellers aren't completely sane.

Properties are being offered for over €1000/m²; if this were in the city center for commercial purposes, okay.
But definitely not in the surrounding area for residential building plots.

If you don't negotiate, it's your own fault.

Maybe the OP will reveal where the property is located, then it would be easier to assess whether negotiation is possible.

Because almost every private seller (otherwise he would be pretty stupid) first sets a "moon price" to have some room for negotiation (because almost every buyer also tries to negotiate, otherwise he would be stupid too). It was written that the set price is also rather above average
