Just like others have also propagated that the interest rate today is guaranteed to be above 6%. There are plenty of such predictions.

Just imagine for a moment Trumpy says tomorrow, "Ok, I’m suspending the tariffs for negotiations." Then it might go up 6-8%. Can you predict all that?

No. This is exclusively Trump.

Nah, sure. How many put options on the DAX did you buy? Invested 50k because it will surely be 500k in 3 months?

Addendum. Trump has actually just suspended the tariffs for 90 days and the Dow went up 7%. I didn’t "guess" badly what would happen. Insider knowledge…

Therefore, an ETF is to be understood as a long-term investment, at least for the average saver. If I invest monthly for 20+ years, I have at least 240 entry points (DCA).

So I don’t know why but I feel like I’d rather have an apartment there that generates returns through renting and then just sits there, instead of having 500k in ETFs. 500k because that would be the amount to close my pension gap. I would need to have that saved up by 60 to be able to pay myself a pension. Of course, if the ETFs do really well, you’re better off with them. But only if...

Hehe... you only hold that opinion as long as

- the apartment doesn’t catch fire
- you haven’t caught any "rental nomads"
- your tenants don’t file for personal bankruptcy
- the tenants don’t have children
- no elderly people live there who can’t reasonably be subjected to an eviction lawsuit
- ...

Getting a tenant out of your property can, if necessary, take many years and the costs for renovation. The rental deposit isn’t even the down payment—you bear that.

Of course, the financial markets are the best option to make money... provided you have the money to invest.
No one has ever gotten rich with just one rented condominium.

PS: In Germany, it’s easier to disinherit children (and that’s already difficult enough) than to evict a (long-term) tenant if the tenant resists, that must be said. But if they resist, good luck in court.
