I can quite well confirm the numbers from DerDa. We are also currently building about 150m² - but solid. KfW70 without a basement. However, also 2.5 stories (development plan requirement) as a semi-detached house - I think a 1.5-story detached house would be a little cheaper. But I also believe that you have to say goodbye to the idea of "quickly getting out of the apartment" if you want to build yourself. We have taken about 3 years so far. First, it took a long time to find a plot at all, then the planning phase / financing and now the construction phase... If you buy a finished house (newly built or used) it obviously goes faster - but then you have to take what is there and have no influence on the room layout / equipment. And the tax office wants 5% on the total sum - not just on the land...

Hello Bari,
we are building in RLP. Solid construction, 150sqm, 2 full floors, without a basement, double garage. In the end, we will be at your estimated 350,000 EUR. However WITHOUT land and WITHOUT a basement. And with us, the sqm costs 75 EUR. I believe you won’t get very far with that in BW.
We have a cost plan from our architect as well as two offers from solid house providers. All three totals are within +/- 10,000 EUR at the end of the day.
At the beginning, of course, we also thought we would get significantly more for the money. But the ads in the newspaper are always just bait offers. There are additional construction incidental costs, extra expenses for fittings, etc.
It’s no different with Town & Country. Nothing general can be said about the company itself, as these are regional franchisees.

A basement was also our wish at the beginning (like for almost everyone). But it would cost us about 40,000 to 50,000 EUR. Therefore, the topic was quickly settled for us. It’s simply not worth it to us; we don’t want to pay for the house our entire life. We are now just building a larger double garage (6.5m x 9m). And thus still have about 20 sqm of storage space behind the cars.

If you buy land + house from one provider, you pay 5% real estate transfer tax on the total price. That also makes quite a difference.

I always find it nice when you write: just build a bigger garage. In our development plan, it is firmly specified how big THE one garage I am allowed to build may be. Our car fits in there along with the winter tires, and then it already gets tight. Sometimes you just have to build the basement after all. That’s why, for me, the plot of land always comes first, and then comes the search for the house – which has to fit on the plot and be allowed there. For us, the sqm costs a whopping 650€. You don’t just build a double garage like that – it then costs almost as much as a basement,...

Hello Wastl,

I completely agree with you. It shouldn’t come across that way, I just wanted to show the topic starter an alternative. This is the best solution for US. The development plan fits and the land prices are okay.

Of course, you always have to consider the individual circumstances.

In Regensburg, 850 EUR per square meter of land have already been paid.... As a result, prices in small villages in the surrounding area are rising to 180-200 EUR/sqm. About 5-6 years ago, prices there were still just under 100 EUR/sqm.
