Which of the windows on the east side could actually be realized would depend on the other semi-detached house half.

However, I see costs similarly to the many experts here. Because, I think, for a reasonable positioning of the house, a lot of earthworks is also necessary with a total height difference of 200 cm.

I don’t know what you based the 130 sqm on either ... without basement? That simply won’t add up with the exterior dimensions, as you can nicely see here.

I browsed through all kinds of threads in the forum again yesterday and today... It’s basically always the same:
Yes, building a house here and so on... 300k€ budget... Forum like: Nah, better not.

I read that many people feel the same way I do... Therefore, a big thank you to you for kindly answering my x-th request on the same topic!




The forum is very extensive, he can read for quite a while until a naive person notices something like that.



We have been searching for the condominium and the used house for a while now. The condominium is also the first choice. We came across the plot more by chance: suddenly, a huge waiting list vanished into thin air and we got the opportunity. One possible reason for the sudden dissolution of this long list now comes to my mind.

I wonder who can spend so much money on a house and how some magicians can supposedly get by with 1100€/m².

The joke is that the people are quite right. You either calculate it nicely or simply forget quite a few important items. We started with 250,000€ total costs starting from a 30,000€ plot. That would have been very cheap with a lot of love. Gradually, we then ended up at 330,000€ total including 63,000€ for the plot (excluding additional costs).
During the construction phase, we ended up at 340,000€ because of 2 "small things" (groundwork).
When the house was finally standing, there was only 25,000€ more for the driveway and carport and a bit of small stuff like paint etc.
So we are now at 365,000€ for a 125 sqm house WITHOUT a basement on a flat plot. Until the outdoor area is finished, another 5-8,000€ will easily go on it.

So I consider 500,000€ by Bauexperte also massively exaggerated rounded up. But for 300,000€ including plot, I see it as very unlikely. Without the plot, 300,000€ might work with your own work.
