Your 200k is not enough for a house.

After deducting at least 40k € for ancillary building costs and at least 40k € for the basement, that leaves a maximum of 120k € for the house. For that, you don't even get the materials, let alone any labor done.

You should calculate at least 1500 euros per square meter. For smaller houses, it's usually more, as certain costs always occur (heating). And that's just the very basic version without any special features (external stairs, etc.).

Materials for floors, paints for the walls, etc., are not included at this point.

300,000 as a limit and that in Bavaria? For that, you can get a hunting lodge, a weekend house, or a used property, and even then it will probably be a condominium with no great demands (unless you come from the furthest corner of Lower Bavaria or the former border zone).
2-3 children planned (or partly already there?), you have certain space requirements and I even see it as rather tight for a good existing property. (to put it into perspective: I have a condominium in the outer district of Munich, built in 1971, 64 sqm, high-rise, 1st floor, current market value just under 300,000).

I hope you haven’t bought the plot yet?

I see the following options for you:

- keep saving diligently and be able to afford more in a few years
- buy an existing property in not the best condition and renovate a lot yourself (provided you have the corresponding craftsmanship skills and willingness)
- build yourself, but really YOURSELF. So buy bricks, read up on knowledge and go. It’s possible. I wouldn’t recommend it to anyone (my parents did it that way, but back then there were no requirements due to an energy regulation...; so, long story short: I would never consider this option, unless you are a professional)

If you’ve already read a lot here, then I don’t quite understand how one can be so naive.

We have spent almost exactly 300k, however in NRW, but without a basement.
