Hello,
Plot size: 591 sqm
Slope location: Yes, slight approx. 1-1.5m in the building window
Floor plan: 150-160 sqm
Building window: approx. 13 x 19m
Basement: Yes
Secondary apartment: Yes (approx. 50 sqm)
Number of floors: 2 VG or knee wall min. 160 cm
Roof shape: gable roof (approx. 15-25°)
Style: not specified
Orientation: eaves side
Plot approx. 95,000 TEUR
All in all then 450 TEUR, after deducting incidental construction costs, etc., about 250-270 TEUR would remain for the house alone, and I think that should be enough....
If necessary, the secondary apartment can also be converted later and initially used as a music room or something similar. The connections should simply be prepared accordingly.
So the secondary apartment is supposed to be in the basement. Then I estimate the costs in solid construction roughly as follows:
Plot: TEUR 95
Single-family house 160 sqm, built according to the Energy Saving Ordinance: TEUR 270
Usable basement: TEUR 50
Basement conversion for secondary apartment: TEUR 25**
Carport and prefabricated garage 3.00 x 6.00 m: TEUR 12
Incidental construction costs: TEUR 40
Painting/flooring in EL: TEUR 20
Exterior facilities in EL: TEUR 10 (only the essentials)
Reserves for extras: TEUR 10
**if the conversion is to be _only_ prepared, you can calculate with about TEUR 12 (basement insulation, floor height increase and piping)
All in, approx. TEUR 532
That's why my initial questions about solid construction and so on, because the prefabricated house manufacturers currently seem to charge a fortune for everything. As I said, we are waiting for the offers and the talks with the general contractors.
The serious prefab house providers don’t let
anything be overly expensive; the production process as well as the advertising costs (many have show houses) justify this price. People and materials need to be paid.
As you can see from my estimate, even with solid construction you won’t be able to make it with your desired budget; so much EL is not realistic at all. A piece of a house always costs a price "x," there’s no way around it.
Rhenish regards
