Hello,

That's what laypeople always say

A story height increase is needed, at least 12 cm insulation is needed, living space windows, a lifting system, heating (and thus a larger heating unit) and a "bit" of sanitary and electrical work is certainly necessary; I still estimated conservatively. The 25 TEUR also _still_ do not take into account that your detached house might need a waterproof basement.

Floor coverings like furniture are EL

Ok.... I see I need to read up a bit more on this... but I’m grateful for every answer and help. THANK YOU.
At the moment, I’m still struggling a bit with juggling such numbers, as it is quite a lot of money being moved and 25 thousand euros for a granny flat appears a lot at first glance... however, according to your list, it’s justified.
I will discuss this with my wife and then take the appropriate measures so that our "project" really becomes/ remains feasible and we still feel comfortable.

Thanks again, and as I said, tips and comparative values are always welcome.

PS. I don’t think a waterproof cellar is necessary, since we are building on a slight slope but on a hill...

I would _not_ bet that a seal against rising water is not needed after all

I wouldn’t bet on that either...

We also built on a slight slope and almost at the top.

Our plot had even been built on before, and my grandparents had lived in the house – so we definitely knew that the basement was always bone dry. Fortunately, our architect was able to "persuade" me to get a soil survey anyway.

As it turned out, about 20 cm below the "old" foundation there is a water-carrying layer during heavy rain. Since we also needed a living basement, we had to build about 40 cm deeper than the old house.

Without the soil survey, we certainly wouldn’t have installed the proper basement waterproofing. Well, then we might have been able to go canoeing in the basement during heavy rain, but I’m not sure we would actually have wanted that...

The exciting part actually starts now. I am very curious to see how it will go. Of course, I am aware that the numbers, except for [Grundstück], may still change.
