In my case, it would be that I would have to sign an agreement before purchasing the property, committing myself to commission the planning office with the design of the house and the subdivision of the property. However, I have to transfer 5T in advance for this. That is probably the guarantee that I will then build with them. But I have already somewhat moved away from that. The house is exactly oriented to the east towards the slope. The garden would be leveled but is shaded. So it will probably be nothing. I also find the house + construction with 530,000 a bit much.

Oh really?! You already notice the connection, right? Of course, you can get lucky sometimes, but experience shows that the next house will tend not to be cheaper.

I agree with you. Basically, the price would be reasonable. But I was also unsettled because another provider advised me to be cautious. Although it is a fixed price offer, he said the additional construction costs could inevitably increase, and since it will be a hillside plot, it is quite possible that an extra 100k could be added at the end. Furthermore, he also mentioned that delivery times for all prefab house manufacturers are currently almost 2 years. However, they had told us that the house would be built within 12 months. I have little experience, no idea if that can be the case. I spoke with him because I am also involved with another plot. But that is rather uncertain.

Many things are possible, but the idea that a competitor should have intimate knowledge of planning and execution sounds at first like (attempted) defamation. My advice: First, read a lot here in the forum, possibly become a member of the relevant associations, and then proceed calmly and with a plan. Building a house is a marathon, not a sprint.
