Hello ypg, sorry for the confusion. As Nordlys already wrote, I aim to hand over the house construction project to a company and let them run with it. I am aware that they usually commission other companies (specialists), but that of course doesn't bother me. In the end, I want to avoid having to contact every single site and commissioning them individually. I would rather choose from a "palette" and say I would like the house "Haftanstalt 2000" with the following special requests: XYZ Regards, Marco

Hmm, so when I read what is planned by myself, including help from friends, it would make more sense for me to take it over myself. There aren't that many trades after all. The friend from the team will certainly also do something like underfloor heating, for example. You should think it over again calmly. It does cause headaches, but it definitely shows clearly in your wallet because no "middleman" earns a profit.

Our construction company did everything ourselves from excavation, foundations, floor slabs to the complete shell. We were even able to get the interior and exterior plaster from him at a very good price.

Since you probably want to assign the electrical, heating, and plumbing work to relatives, you only need a carpenter and a roofer for the shell house. You really don’t have to deal with many different companies. If the local companies know each other well, they even handle it themselves and frequently meet each other.

Think more carefully about what you want to outsource and where you want to do the work yourself or procure materials yourself. I believe you haven’t really thought that through yet.

Well, I think the problem is rather that I am personally a complete disaster when it comes to handiwork. So I can't really imagine having to sit down and philosophize about trades I have no clue about. I imagine it as follows:

1. Buy land
2. Run to the architect and have a design of the house made
3. Submit building application
4. After approval, have earthworks carried out (and by this point, I as a layman no longer even know who to commission for something like that. Erdaushub Maier or whatever). And that's exactly the problem. That would be a common thread throughout the entire construction project. Who pours the foundation slab for me? A foundation pouring company? Do they need the construction design, or is it enough if I just tell them: length x width x height, let's go? How long does the stuff have to dry, so when can I order the mason? What do I do if it rains for three weeks straight? Is the construction plan then void and I still have to pay for everything?

You see... handywork is not my thing. It's not because I don't want to, but simply because I can't. And I also don't want to put everything in my brother-in-law’s hands. After all, he also has a private life.

Therefore, it seems logical to me to put the construction project in the hands of a specialist.

That's what the architect is for, whom you can commission with this. He also puts the trades out to tender if you want. The trades you do not want to award will not be put out to tender. The architect can also supervise the construction. Just type "Leistungsphasen Architekt" into Google.

Basically "turnkey" instead of "prefabricated house" (which in solid construction would actually mean only a limited selection, as the vast majority of prefab builders rely on timber frame construction). So here rather a general contractor / main contractor.



From point 2 on, you basically already have the expert for everything else in the architect. For his fee, he also does all that comes after drawing the plans. You pay him anyway, whether openly or "hidden" in the overall price of a house provider. Your "own" architect is best "biased in your favor." And he can certainly also take brothers-in-law and club comrades into account in the concert of the commissioned craftspeople. And own work as well.

Regarding turnkey providers, besides those already mentioned, I would have also thought of Massivhaus Mittelrhein, or from Nörtershausen practically next door, Kern-Haus. By the way, Econ actually builds individually planned houses much more often than the "building proposals." It is the case with many providers that the catalogs are rather to be understood as inspiration. I am probably one of the last still living fans of the model house, besides, every plot also has its peculiarities.

And reading these restrictions of the development plan cleverly as challenges is usually best done by a freelance architect. Above all, the architect can best deal with clients of the "clueless" type and takes them by the hand.

House providers tend more to determine the customer's budget, stretch it as best as possible, and put a matching box in front of them. Fashionable white with a ruby red feature wall, finished. Liking it then is up to the customer.
