I found a questionnaire in another section of the forum that I would like to post here filled out to clarify the status of our "planning" (more like "brainstorming") a bit:

Requirements of the builders
Style, roof shape, building type: Classic/country house/Jura, gable roof or hip roof with low pitch, single-family house prepared for a granny flat
Basement, floors: 2 floors + basement, no attic
Number of people, age: 3 people: 33, 31, 2
Space requirements on the ground floor, upper floor: GF: kitchen, pantry, living/dining area, office with guest bed, shower bath; UF: 2 children's rooms, 1 bathroom (possibly separate toilet), bedroom, dressing room, [if possible: 2nd small office]
Office: family use or home office? 2 people in home office + private use
Overnight guests per year: ~20 overnight stays
Open or closed architecture: rather closed
Conservative or modern construction: conservative
Open kitchen, cooking island: either kitchen closed and living-dining open or kitchen-dining open and living area separable (sliding or folding door)
Number of dining seats: 8
Fireplace: Not planned
Music/stereo wall: -
Balcony, roof terrace: depends on the plot and the view. Basically rather not.
Garage, carport: Large double garage + carport (for: 2 station wagons + roadster + workbench)
Utility garden, greenhouse: Not planned
Further wishes/special features/daily routine, also reasons why this or that should not be:
- Basement access from outside (dirty hobby, therefore also utility room and hobby room in the basement)
- Beautiful front door: stone-framed solid wood door with transom window
- Garage with roof (uniform overall appearance)
- Window shutters
- Natural materials in the fittings (no plastic floors)
- Large wardrobe
- Sash windows

If you have to do without, which details/extensions
-can you do without:
carport, basement expansion, window shutters
-can you not do without: dressing room, pantry, double garage

Family/professional situation:

2 engineers (one of them a project leader) with a total of 70 weekly hours, 1 child, second child planned

Financing:
- So far only inquired at the house bank. Financing planned at 750k, we also have a financing confirmation above this amount, as we are also searching for existing properties in parallel. Equity available, budget could also be set a bit higher.

Plot situation:
- We are still a few kilometers from Ingolstadt, but the plot situation here is tight. For a regular purchase through an agent we expect 300k for the plot. However, our municipality is allocating quite a number of building plots this year which we will apply for or have partly already applied for. For the municipal plots you have to reckon with about 200k.

We are currently building with the company Kaufmannbau from Oberstadion, which should also meet your requirements. We are very satisfied so far.

Compare this if necessary (see forum search): "11ant Leerverkauf". Typically, using an architect does not come out more expensive, and in my assessment, you will be able to build exemplary accurately calculated with Mr. Ringlstetter. By the way, my name at gmx (de) is also 11ant, and I would be happy if you tell me about the progress of your architect search. I see no problem in involving craftsmen proposed by the builders in an architect tender - that would rather be an issue with a "planning" by a general contractor. Yes, but then better compare Energy Saving Ordinance with Energy Saving Ordinance or KfW55 with KfW55, because the stricter KfW lean levels (and, of course, especially zero or plus energy) are less common on the market. Even KfW40 is usually more marketing than conviction for providers, is less frequently implemented, and accordingly designed less with experience but more "on autopilot" with the U-value calculator. That is a very good idea, and recommended as an example to follow!

Wolf Haus should be in the same price range as Kampa. Sadly but true, many wishes for the budget.

Look around for construction companies. Inform yourselves. Offers are worthless anyway without land, catalog houses and prices as well. Compare the construction performance descriptions, compare construction companies, create an exact description with must-haves, would-be-nice, 100k difference in land are some would-be-nice points.

I don't believe that even in the cheapest segment you will find a wall structure with glued-on Styrofoam on something wooden, as you describe it.

Thanks, I have already come across this hint in the forum. I had feared that it could turn out exactly like that. My example was actually only meant to help deduce the house price from a "Kampa total package price".
One also feels somewhat fooled by this "land brokerage service". We were offered a plot of land in the neighboring village that the Kampa representative hadn’t even seen personally. When we told him what information we had already gathered from the neighbors and the responsible building authority, he very quickly withdrew his recommendation again.
Last night he sent us another plot, again in a neighboring village. When we asked whether it was a plot with an existing building (which has been listed forever), he couldn’t give us an answer. Overall, it seems very unprofessional when the seller knows "his" properties less well than the customer.


Then we will also consider architects. Yes, Mr. Ringlstetter works very transparently and we really like his approach to building, which is evident from his publications. Soon we will have the chance to look at a Ringlstetter house and talk to the builders and we are very curious. We gladly accept your offer!



Then Kampa is out of the question first, they only build KfW40. I think we will make a comprehensive Excel sheet...
