Prefabricated Garage vs. Self-Build

Hello everyone,

we will soon build a single-family house (Dortmund). We will also need a garage. In another thread, I found out that a prefabricated garage (6m x 6m) would cost about €20,000 – I find that a bit too much, but I guess that’s how it is.

And all the manufacturers of such garages say that a prefabricated garage costs about 30-50% as much as a masonry one. That means, if I were to hire a construction company to build such a garage with masonry, I would be at €40,000??? Can that be true? What could it cost if I had someone who is a mason, would it be worth it?

I have an offer for a prefabricated garage for €15,500 (6x6 meters) from Rekers. Everything is included except for the foundation strips (approx. €2,500) and the crane installation (approx. €10,000). Therefore, I estimate the total cost to be around €18,000. (With flat roof)

For a masonry garage, you first need a separate structural analysis, then the base slab, the masonry, the roof (flat roof is difficult), the sectional door, etc... etc... I also considered a masonry garage, but it simply doesn’t make financial sense - it would have been different if I had wanted to use the storage space (under the roof).

I am getting a prefabricated garage from Ott Fertiggaragen for about €15,000, for a brick garage I had an offer of about €25,000

A prefabricated garage is certainly nice since you can have it up and running in no time. A masonry garage can be even more individually tailored to the needs and conditions on site. Whoever has time, desire, and some skill can also build their garage themselves and probably save some money. However, I cannot say whether it is then cheaper than a prefabricated garage, but I can well imagine it.

I guess a brick garage is only cheaper if you can build it yourself. Apart from the planning/structural engineering, I think you can do a lot yourself with some craftsmanship skills. It will definitely look nicer, at least I find those plain precast concrete bunkers pretty ugly...

Doesn't help directly now, but might still be interesting because it's a bit special:

Construction site BaWü Ludwigsburg area, plot available, workshop garage built 3 years ago by the (somewhat scatterbrained...) architect

External dimensions 7x6x3m, left and rear on a slope, right and front "freestanding"
fully insulated all around, also under the foundation (+20cm for high floor load capacity), with drainage
visible areas plastered and painted
flat roof with state-of-the-art waterproofing and rainwater drainage, aluminum parapet and equally thick insulation plus gravel, roof area fully usable and plantable
2 extra insulated Hörmann sectional doors with additional seals, one of which is electric
screed + epoxy industrial floor with sand scatter
very extensive electrical supply (many three-phase and 230V sockets, all ABB, Jung and Mennekes)
1 floor drain, water and insulated heating pipes laid in from the adjacent house (not used yet)
5.5kW split air conditioning as heating and for dehumidifying
new staircase next to it as access to the house
including all ancillary costs and "interior work" with exhaust fan
electric work and interior painting by EL, everything else subcontracted

That was then 65k Euro with really everything included. But it also has residential quality
Architect announced 38k for the finished building without doors, industrial floor, air conditioning and electrical work. But that already exceeded the shell construction...
