Hello everyone,

after some time has passed, I would like to get in touch again and share the current status of the planning.
I would be happy to hear your feedback on this, as it already helped last time to trigger some thoughts.

Regarding the access road, it is proving difficult, as a permit for access via the district road is either not possible or only difficult to obtain. Our architect has already made some preliminary inquiries. For this reason, we will plan the access at the western end of the property, see sketch.

In that case, we could use an existing barn as parking spaces for the cars.

At the same time, we have discussed the floor plan with our architect, which I would also like to share. Do you have any thoughts on this or points for improvement?

Currently, we plan to address the following points:
- Basically check where larger windows are useful (standard sizes where possible)
- Sliding door at the pantry
- Positioning of the air-to-water heat pump rather on the door side, otherwise it would be in the middle of the courtyard area
- Check whether we can plan the wardrobe closer to the front door
- Soundproof walls between master bedroom and children's room

Attached are the additional details that were only partly included in the original post.

Client Requirements

[*]Style, roof shape, building type: No special style requirements, gable roof with low pitch.
[*]Basement, floors: No basement, 2 full floors
[*]Number of persons: Two persons each approx. 30 years old, 2 children planned.
[*]Space requirements on ground floor, upper floor: Ground floor: living-dining-kitchen, pantry, storage room, guest bathroom, office/guest room Upper floor: 2x children's rooms, bathroom, dressing room, bedroom
[*]Office: Family use or home office?: Both persons mainly work from home. Office space for home office should be the office/guest room on the ground floor as well as one of the children's rooms for about 10 years as an additional office. For that long, two children can share one room. After that, there is also office space in an outbuilding, which needs to be renovated by then.
[*]Overnight guests per year: Uncertain, a few times a year.
[*]Open or closed architecture: Open living-dining-kitchen area, but separation towards stairs/upper floor for sound protection
[*]Conservative or modern construction: rather modern
[*]Open kitchen, cooking island: Lots of workspace + kitchen island
[*]Number of dining seats: min. 4, up to 8
[*]Fireplace: No, possibly steam fireplace as decoration later
    [*]Music/stereo wall: No special requirements
    [*]Balcony, roof terrace: No
[*]Garage, carport: Parking space in barn
[*]Utility garden, greenhouse: Yes, part of the garden should be used as a utility garden
further wishes/special features/daily routine, also reasons why this or that should or should not be

House design

[*]Who is responsible for the planning: architect
[*]What is particularly liked? Why? All room requirements are accommodated
[*]What is disliked? Why? a) Wardrobe too far from entrance b) Children's room (office after 10 years) directly adjacent to master bedroom
[*]Price estimate according to architect/planner: approx. €3000 per sqm, exact cost estimate still pending
[*]Personal price limit for the house, including equipment: No specifically defined limit, as cost-efficient as possible, rather less luxury, but a few sqm more living space.
[*]Preferred heating technology: Monoblock air-to-water heat pump

If you have to forego, which details/extensions

[*]can you do without: if necessary pantry, lift-slide door
[*]cannot do without: number of rooms, workspace in kitchen

Why did the design turn out the way it is now?
    [*]E.g., standard design from planner?
    1. Basis was a prefabricated house floor plan
[*]2. Adjustment of the design by prefabricated house staff
[*]3. Adjustment of the design by architect to solid house construction
[*]4. Adjustment of the design by architect to our wishes and property restrictions
[*]Which wishes were implemented by the architect? Brighter hallway, larger office/guest room, platform staircase, wardrobe
