We can manage to rethink a tent roof into a hip roof. However, for well-founded design criticism—which you could definitely get here—the image resolution is unfortunately not sufficient. Consider my warning about inserting such a self-designed draft into the processing process of a construction company: there you will not get any quality improvement of your design (except where it contains any elements that would hinder approval). Incidentally, you will find here a construction company experiences section with references to suitable construction companies in just about all regions. I like the overall size and the simplicity of the building structure. Your requirement profile also suggests that the construction companies have similar designs as catalog houses in their drawer, which I always recommend considering.

A townhouse is not my style. Definitely go to the border in the north. In my opinion, with a CP you can get up to 3 m close to the street.

The price limit is interesting here. On the one hand, a double garage including a workshop is planned in a not insignificant size. That also costs money, and not a little. At the limit, it should be possible. On the other hand, there is a slope. And the slope determines the house. I won’t say anything about the design. The orientation is understandable without knowledge of the slope… the technical room is much too small with two doors and a window. The house lacks storage space within the thermal envelope. With 7 sqm, I also don’t see a vestibule from the garage to the house… or you crawl over the washing machine and white laundry. Anyway… it’s only a rough thought.

The development plan indicates a possible model position. This is not mandatory. You can also see this clearly on Google Maps. Some houses have even been rotated from the specified ridge direction and garages have been built in different locations.
