Planning single-family house - floor plans and elevations

Hello forum members,

our house planning is slowly taking shape. I would like to hear your opinions on our current designs.

Background: 2 adults 29 and 30 Family planning is not yet complete. Building plot is 15x15 + 6x12 for the garage - hardly any construction restrictions from the development plan. North-west garden, shed roof with south orientation.

We ended up with a shed roof instead of a Bauhaus style and gable roof. The exterior and roof shape hardly matter to us; the functions of the living areas were our main focus alongside the budget.

It was important to us to have enough storage space without a basement (for cost reasons). (pantry, technical room with access under the stairs, study, utility room in the attic) Furthermore, the children’s and parents’ areas should be somewhat separated from each other.

We are still not quite sure about the windows and especially the window mullions. The wall with the door to the study is supposed to have a 45-degree angle; that still looks neat, and you can still face the fireplace into the living room.

I am happy to answer further questions. Looking forward to your feedback and suggestions.

Is the north arrow correct, that is, is north to the left on the plan? Is there also a site plan of the property?

Then you should reconsider the location of the children's rooms. You are giving yourselves almost 50 sqm and the south side, and the children narrow rooms facing north, where you can't even properly place a wardrobe :(

But no bed with a mattress width of more than 180 cm is allowed in the master bedroom, otherwise it will be very tight to the right and left on the plan.
The drainage of the parents' bathroom then goes through the living room.

Ground floor living room.. please draw in a wood stove as it is actually supposed to stand.
Ground floor hallway .. actually nicely spacious, I also like the staircase, but only about 100 cm of wardrobe space for 4 people including all shoes etc.? I would rethink that too.
Ground floor guest bathroom .. everything seems quite tight to me. How is the shower access supposed to work?
Ground floor kitchen .. given the size of the room, a proper island would make more sense.

Everything kbt said and in addition: What is the pantry/storage room doing in the middle of the living room?! Is that thing in the middle of the living room a fireplace or the drainpipe? Make it glass ;) Without a basement, the utility room will be rather tight.

- Storage room a bit far from the kitchen.
- Child 2 very narrow

Thank you very much for the quick and constructive feedback. I will try to go through point by point.

The north arrow is incorrect, the children's rooms are oriented southwest, the terrace northwest (FeierabendTerrasse). I will provide the plot tomorrow.

The house is actually designed for two people, without a primary desire for children. Without children’s rooms, the house would hardly be sellable, and as already mentioned, the family planning is not yet fully completed.

The 1.80 m bed is planned. The bedroom would be sufficient for us since the bathroom and dressing room are sufficiently large, and the dressing room is not intended to be narrower.

Parent bathroom drainage and even more interesting is the utility room; I don't know if the whole thing can be extended to the study?? A glass drain in the middle of the room would also be interesting, maybe in the next house :)

Fireplace upstairs, table will be rotated, passage to the living room should lead past the study.
The wardrobe should hold one to two jackets and a pair of shoes of mine, and the remaining space should be filled with my wife's shoes. If necessary, a cabinet, sideboard for shoes, or a free-standing wardrobe can be added.

Guest bathroom is tight, we looked at a bathroom of the same size in real life and almost exactly adopted the dimensions.
A proper island is under discussion; that will be decided at the kitchen studio.

Pantry is not a dining room; the kitchen is large enough. Jackets and shoes should be stored here.
In the middle of the living room only because of the available space there and the unnecessary window.

Technology and utility rooms are separated. Downstairs only technology. We thought that downstairs technology and the space under the stairs for connections would be sufficient, what do you think?

Child two is very narrow, move the bathroom between the children's rooms and put K-2 downstairs?

I still find the WC on the ground floor too small; showering there will be more like a gymnastics exercise. I don’t understand why someone would want to build a spacious house but then accept such a tiny WC. I personally find the hallway-living room situation awful. When sitting at the dining table, you likely look at the stairs, but you also have the pantry door and the study door in view. With a little shifting, you can even see the utility room door and the cloakroom. Also, all noises from the living room wonderfully travel upstairs. Although, since there really isn’t much desire for children, that doesn’t really matter anyway :) By the way, there are definitely couples looking for houses designed for 2 people. Maybe you should reconsider the whole thing and actually plan for 2 people. Then upstairs, plan more for one large study room that can later (if there are children after all) be sensibly divided. :cool:
