I wanted to get in touch again. Attached you will find the property. To the north there is a green strip, to the east a ditch that has not yet carried water, to the west there is a walkway that leads to the green strip.

Briefly on all questions:
- Children are not excluded, but are not 100% planned in the next 5 years either
- The dining table is currently set up 4-6 times a year, so the doors do not bother there either. The living room should be cozy, hence the "separation" by the fireplace.
- We are having the most difficulty with the window update. With mullions, without, is the size sufficient, the clear opening is not the same as the window size? Above all, we wanted large window surfaces facing the green.
- Changing the stairs with the storage room has been tried several times, the dressing room, parents’ bathroom and bedroom were the starting functions, the house should be built around this arrangement.
- The designation of the views is correct, see site plan for that
- The slanted wall to the study is supposed to simplify the passage to the living room
- The size of the dressing room is of course also due to the missing basement/wardrobe

Do you have any ideas about the windows, or further comments?

Regards Alex

I would leave out the children's bathroom and plan a spacious children's room. The office could also be planned on the upper floor, while the guest WC with shower on the lower level could be made larger.

Whether dividing the utility room and storage room makes sense, I would reconsider as well. In my opinion, the storage room is very unfortunately located.

I would not try to improve this design further but rather start over again.

However, I would also consider positioning the house differently or not completely walling up the south side... in this sense, I can only agree with the advice of and start anew. Nevertheless, I liked the basic idea on the ground floor, even if it just happened that way for you. Basically, it is easier to adapt the upper floor to the ground floor (you generally have the basic measurements in mind anyway), because with decent dimensions a good room layout also arises there. Usually, forcing yourself to copy one area only makes things unnecessarily difficult ;)

I have read "family planning not yet completed." That actually means to me that more children are still coming...

Hello Alexej,

nice house. I like it.

Could it be that you are building in Niederberg in the third construction phase? The conditions and the development plan seem familiar to me;)

Torsten
