You apparently no longer respond here, yet a piece of advice regarding the plot (site plan is missing, so the building area is unknown to me):
1200 sqm with 22 meters width results in a very long plot. It should then be built with a more elongated building, provided the building area allows it.

With your "square" variant, you are poorly advised.

Sorry @all I was unfortunately on a business trip in the last few days. Euro comments and tips are now being discussed with my wife. Unfortunately, I only have drafts so far and no architect’s drawing for our construction project. The official site plan (survey) is currently being created. Our building envelope is 14x14m.
