I would leave out the bathtub in the upstairs bathroom. It takes up a lot of space that can be used more cheaply for a cabinet. If you insist on having a bathtub, I would omit the shower and shower in the bathtub. It may seem a bit like a rental apartment, but with the size of the house, you simply don’t have the space for a bathtub that is rarely used and have to make compromises.

Looks great, how was the upper grey paint applied? Is it spackled or wallpaper? Regards

That might be nice if you have no other choice. In my first tiny apartment, I only had a 75x75 cm table, but that’s not a dream for a house of your own.

Or move the toilet from the upstairs bathroom diagonally opposite into the storage room, which is anyway too small for really good storage space. Advantage: The two toilets are then directly above each other.

See no necessity to omit the [Wann] in the almost 10sqm large bathroom. One should choose a narrow window, then it will also work wonderfully with a walk-in shower in front of it. Otherwise, there is enough space.

What should be checked precisely is whether the technical room then also provides space for the washing machine etc. and whether everything still works with the necessary technical installation. One should definitely involve the architect for detailed planning.

And, I still see the wardrobe and space for shoes as critical.

Sorry, I haven’t read everything yet to know if the issue is settled, but from me, the guest toilet as shown on the floor plan from our previous semi-detached house. The size was totally sufficient.
