Reassuring when you’re not completely on the wrong track.



I think I could live well with 150 m², too. The problem is the two offices, since we both work a lot from home.

Three developers here gave me figures closer to 70,000 euros. But that also seemed very high to me...

Noted and taken to heart for the future.

I have already played around a lot with the calculator. If I make special repayments of 3000 euros annually, which I consider realistic (except during parental leave), we would be done after 25 years. I could live with that... One should not forget (I deliberately didn’t mention this because it’s not guaranteed income. But with that knowledge in the back of one’s mind, life is easier. Child benefit is also not included) that my partner receives a 13th monthly salary and I receive a 13th and 14th monthly salary. In particularly good years even 15 salaries.

The financial conditions sound solid. 2 children mean a- costs in terms of care b- loss of income as probably part-time. You should factor this into your financial planning and see if it would also work with 4k instead of 5.4k (just an example) to get by.

We have a similar situation here: 180m² of living space for us as well, also on a slope, but a bit steeper. The problem with a hillside location is, on the one hand, the somewhat more expensive basement if part of it is protruding. You usually want to use it as living space too, then the story height has to be increased. Our (living) basement with a completely exterior downhill-facing side is about €65,000 (9.5m x 9.2m). Total costs (excluding land) are currently calculated at €420,000.

Regarding income: Don’t imagine it will be too easy to go back to work after the first or second child. It varies from child to child whether it works out and how much you can really work. I think your wife’s salary will definitely be lower, otherwise the family might suffer because the parents no longer have time. And then family planning might not work out on schedule as you’d like it to ;). For us, it was the other way around, we expected more time for the second child, but now it’s being born shortly before moving in. But we knew that beforehand ;).

Conclusion: Don’t plan on special repayments at first, if possible, that’s great. But if you get frustrated because you can’t gather the money, things look bleak.

Regarding financing: The rate of €1,250 could just about work with €350,000 financing, we have a similar factor. But it highly depends on the interest rates, we were very lucky there (maximum 1.84% over 30 years).

We are in the fortunate situation that my partner is a teacher and is usually home around 1:30 PM. Her parents also live practically "just around the corner," so going back to work quickly shouldn't be a big problem. Whether the plan will work out like that...

420k just for the house is of course a significant amount, which for me means I couldn't sleep well anymore and would have to drop out.

I think it will rather be a size of 130m² - 140m² + basement. Although that is already really tight with our budget :/

So we are building 135 sqm + a utility basement, which has 2 rooms technically fully equipped (underfloor heating, network sockets, and more) and will probably cost a total of 360k € including the driveway and carport. However, the garden will initially remain a meadow ;) We will finance the mentioned amount with 1200 monthly + flexible special repayments.

With these amounts, you really feel sick. €360,000 without land and exterior facilities?? :/
