by now the development plan is out and the infrastructure will be carried out in the next few days. The plot is also reserved. It became the third one from the top. Due to the hillside location, there will probably have to be a basement.
We somewhat fell in love with a house which I tried to put on paper with my (un)skilled artistic abilities. Regarding the room layout, we thought the following:
Upper floor: Bedroom with dressing room (the bedroom should be on the west side, with access to the balcony), 2 children's rooms and the bathroom
Ground floor: Living room, kitchen with dining area, the dining area should be separated from the living room by a sliding door, small pantry, guest WC with shower, guest room, corner/niche for wardrobe.
Basement: Utility room, HAR, cellar/storage room, 2 studies.
The basement should be free on the south side (lowest point of the plot). Then the two studies would get windows and access to the garden.
Big sticking point 1 is the garage/carport. Actually, we wanted a double garage/double carport. But the plot is only 18m wide overall. The building window is 12m. In the south, the garage is already out since the two studies are supposed to be accommodated here.
In the north, we have an "area burdened with lines" of about one meter at the property boundary. That means it wouldn't really fit here either. If I plan the parking spaces in the basement, I lose too much space, then it gets tight to impossible with the studies. Does anyone have a solution idea?
What do you generally think about the layout of the rooms or the exterior view? Is it practical like this?
And the big question at the end, what costs can one expect?
