Floor plan and room layout are important, because it sounds like you have already made a decision in this regard.

If the floor plan is not yet fixed, I would definitely consider stretching the floor plan. 13*10m, for example, is often easier to design than 12×11m.

The development plan is quite open. The house must be placed between the building lines (blue) and of course maintain the minimum distance of 3m from the property boundaries.

Since we are only allowed to build with one full floor, we have decided on a townhouse with a recessed top floor, so that we will have a north terrace on the upper floor.

In the basement, the office is planned in the southeast. The living room in the south and the dining area with kitchen and pantry in the west.
The utility room will be in the north and the guest bathroom in the east where the entrance will also be.
