Hello community,

we have finally been able to acquire a plot of land. It is located on a quiet residential street. The plot is oriented almost exactly north-south, with the access road located to the south. This is not ideal, and we are considering how to place our single-family house (approx. 12x11m (LxW)) on it. Our idea is to position the house as close as possible to the northeast boundary so that we have a southwest garden. We would place the carport as close as possible to the southeast boundary.

Here are the facts about the plot:
- Orientation: north at the top, south at the bottom
- Size: 609 m²
- 29.01x21.01 m
- North: green strip
- South: street (residents only)
- Access road on the east boundary is prescribed

How would you place the house on the plot? Do you have any other suggestions?

Thank you.

The floor plan, especially the placement of the living room, would still be interesting.

Personally, I would place the house N/S centrally on the plot and as far east as possible. Carport and access to the house then in the east.

Pure S/W garden is almost always way too hot with the prolonged heat we have had in recent years, and a S/W terrace is more or less only usable after sunset. The shade from the umbrella/roof doesn’t help when the sun is blazing down all day. We have S/W and N/O gardens, and during the day I basically only go out to the N/O.

In addition, apparently the green strip to the N/O promises more peace and privacy than to the S/W facing the street.

Just quickly from the gut feeling, I would wrap the terrace around the west side, then you have all options. Lawn area and planting that protects from neighbors' views. However, as already mentioned, all this also depends on the floor plan.

maybe you could report on the development plan? Presumably the house cannot be placed "anywhere" but must be within the building window. And then also try to create several seating areas depending on the season and time of day (morning sun / evening sun etc.)

Also, it depends on the location of the rooms…

Floor plan and room layout are important, because it sounds as if you have already decided this.

A sensible alternative to Obermuhs' proposal can also be to position the house further forward towards the street and to only create a northwest terrace. Our house is also oriented south-north and there is actually only some use for a south terrace in spring and autumn. Most of the time it is too sunny and thus too hot there. In addition, there is also sun in the west from midday onwards. If the house is positioned further forward, there is a large area behind the house that is also better shielded from the street.
