We have about 840m³.

At 2000€ that would be 1,680,000€, or rather 1.68 million. That cannot be.

Heating would be included in the 1600€ per sqm. Is a surcharge necessary because it’s more expensive than conventional heating (gas?)? How much?

Thanks for the tip about the garage. Because of the desired "oversize" with storage room, I already thought that something would have to be added.



That also corresponds to my way of thinking.
Garage included right away, when else will I have 25 (or 30 ) thousand euros available to realize this, or get such cheap money for realization.
A prefab garage is not up for debate. I personally don’t like it at all and it’s also prohibited in the development areas where we are currently looking.



With 400€/cbm my calculation mentioned in the first post actually fits quite well. But I can only estimate the enclosed volume currently (as well as the above-mentioned living area of 170sqm), since we first want to check what scale our building project would have, then clarify financing, and then plan in more detail.



In my perception, one of the biggest unknown variables. So far, it can only be said that the desired plot is almost flat and the soil report in the building area at least did not reveal any dramas for building without a basement. (With the basement, you probably have to expect stagnant water in some places).
Otherwise, these costs are included in the flat 40k incidental construction costs.



If the mentioned cannot be realized with 15,000€, then what can be realized with 15,000€ – asking differently?
Paving driveway/entrance and sowing lawn should be doable, right?!



Photovoltaics are mostly mandatory here, unfortunately. Apparently, there are some funding pots for the municipalities here if photovoltaics are used ("100 climate protection settlements in NRW"). As a builder, you don’t benefit at all from this, but you apparently have to live with it.
I aimed at geothermal because those outdoor units of air-water heat pumps are really an eyesore. Not even considering the madness about noise emissions. Moreover, geothermal operation seems to be significantly more efficient (= lower operating costs), more reliable (keyword winter and efficiency), and significantly better subsidized (BAFA 4,500€ vs. 1,500€, if I recall correctly). Therefore, geothermal heating falls into the category for me of "do it right from the start", like the garage.

We paid a little over the mentioned amount for our outdoor facilities and received a parking space, access path, 2 terraces – one bordered with rocks. That’s acceptable.
Brine-water heat pump with the 4.5 k€ Bafa subsidy is similarly priced to the gas condensing boiler with solar (maybe 2-3 k€ more expensive). Photovoltaics is a nice extra – but I would leave it out if money is tight. Submit the Bafa subsidy application before signing the construction contract / placing the order.

No idea, I don’t know this program where you need photovoltaics. I was totally into it once, but I’ve moved on. Makes sense only with storage, and that’s probably still too expensive at the moment. So empty conduits for later.

Whether you want ground collectors in the garden is up to you.

Exclude the earthworks from the ancillary building costs, otherwise it will go wrong. With luck, you can leave 5,000 euros with the excavator, with bad luck it can also be 30,000 euros.

1,600 euros per sqm seems ambitious to me, especially since you also want to achieve an efficiency house 55. Construction will certainly only start in 2017, by then construction costs will rise again. But maybe [Bauexperte] can let you keep dreaming.

A gas condensing boiler wouldn’t have worked anyway, and if only with ST, which makes absolutely no sense with photovoltaics. Well, we can put our heat pump in the basement, I’ve never really dealt with the outdoor facilities.

Outdoor facilities garden, hard to say, we’re not that far yet.

But it adds up quickly, meter of garden fence about 100 euros or sqm of paving 50-80 euros. A few cbm topsoil, lawn, little trees and shrubs, retaining walls... I’m sure I forgot a lot.
