Optimal use of a narrow building window

About the design: Access to the bedroom through the dressing room is possible, thereby widening the bathroom. In any case, properly align the windows on the exterior wall. You can easily furnish the hallway with a chest of drawers and a chair. The kitchen is impractical. In a few years, you will either build an additional door into the room or curse the island daily. Where would the refrigerator and oven be in this plan? In the WC, keep in mind that the shower needs a door here.

I do see a certain timing issue, since after 1 year interest on the provision will be charged. Construction time from the floor slab is 6-7 months. But you are right, we are probably thinking more conservatively or conventionally...

But much is already wrapped up and we are reluctant to bring in another architect now (which would cost more money again). I have also already discussed an open living concept with my wife and we have already experimented a bit with the floor plan. But we always end up with a rather classic orientation.

regarding the 2nd post:
The kitchen is probably only a draft from the BU. Our idea is actually rather different. We roughly sketched it in our floor plan sketch in the initial post to show what we imagine.

Regarding the access to the bedroom through the dressing room, that would be a good alternative. We will have that drawn. Thanks!

Regarding the bathroom on the ground floor, the layout is also from the BU. How can a shower door best be integrated there? It almost only works with a standard sliding shower partition, right? A glass door would be much nicer! Or a glass folding door?!

There are also glass doors that swing inward

I imagine it would be somewhat uncomfortable if I am standing in the shower and it swings inward. There isn’t much room to move aside there, is there?

It is your forest. Ask the forester whether you have to make final use in order to get a building permit – that is surely not in his interest. According to §24 LWaldG, a deviation from the 30m can be made in agreement with the forestry authority if the management (your own problem!), preservation (no problem), fire and windthrow hazard are taken into account.

Regarding windthrow, the question is how tall the trees actually are? 30m would surprise me greatly.

The F-plan is also relatively rough; your building application is the fine tuning, whereby the TN (actual use) is transferred into the cadastre by the forestry office or even a publicly appointed surveyor/cadastre office. Let's have it checked where the 30m line actually falls or where the forest is de facto located.
