Where in NRW is the building going to take place?

If not exactly in the north of NRW, I see your estimate as more realistic; although it will also be tight with the facing bricks. Unless your provider does not make a significant monetary difference between the options plaster and facing bricks.

Edit: just read; Emsdetten. Then it should work out.

Let's be honest: I share your opinion about the second bathroom on the upper floor, but then on the ground floor a toilet with a shower for the teenagers or dad, who can't get into the bathroom because it is occupied. That shouldn't be a problem to move the door in the utility room and provide a recess for the toilet there
However, I would also consider abandoning this T-solution. When the kids start roughhousing, the central position of the tub is extremely disturbing. And the T is also a fad because they wanted to fill the unnecessary space in the bathroom as bathrooms get bigger and bigger
The bedroom has potential to be made smaller, the dressing room rather not, as already said.
Towels and bed linen also consume a lot of space.

Nevertheless, it will be a nice house!

The idea of the recess in the utility room for the toilet is good, we will discuss it again with the planner. We just find the T-solution in the bathroom quite nice. If necessary, the shower and toilet can also be used at the same time^^ The bathtub and the wash faucet are still to be replaced.

Ok, the walk-in closet should probably keep this size, but maybe some space in the bedroom could be saved. We definitely do not want a second bathroom on the upper floor. Then we would have 3 sanitary rooms to maintain including the guest toilet. We are aware that laundry also needs to be hung out to dry, but in my opinion it doesn't make much difference whether we carry a basket from the utility room or from the upper floor to the garden once a week. The stairs can be "loaded" from the utility room. However, we should perhaps really consider creating some storage space from the hallway as well.

What is your view on the recess in the living area? Use it as a terrace or better as living space?

Where is the utility room supposed to airlock to? Outside?
