Opinions on floor plan for single-family house, approx. 160 sqm, Frisian house

So now I finally see the correct floor plan. I generally don’t like these cramped cloakrooms. Just imagine how 4 people leaving the house at the same time. That can only end in stress. I find the utility room too small if all the technology is supposed to fit in there as well. So, then I basically find the eat-in kitchen okay, but it is very large plus the dining area in the living room. I would solve that differently somehow. And as already mentioned, 2.76m for the dining bay window is too narrow. Upstairs, I personally prefer a freely accessible large bathroom. If a second bathroom is desired, then rather just the shower bathroom for the parents. Because, as often mentioned, children especially in toddler age up to at least 6 years will bathe more often or at least need assistance with showering, brushing teeth, etc. Otherwise, I always find it difficult to read the functionality out of such DIY designs. There are simply too many points like wastewater, correct measurements, etc. that people like us don’t consider.

Hello,

so, we have now had the next meeting with a construction contractor. From this, the following floor plans have been created (which still very much resemble our proposal). We will receive the exterior view only on Tuesday. Also, the arrangement of the house on our plot.
We are building with a basement, where all the technical equipment will also be housed. The utility room is only for the vacuum cleaner and small items.
The knee wall is at 87.5m. The dimensions of the rooms are shown in the drawing.
For the hallway in the attic, we are considering not installing a ceiling, in order to get light into the room through skylights. We also imagine this to be quite nice.
Maybe you can make more use of the sketches now and give a few more tips.

The designs look to me like one of the house models of the colleague red competitor. Different staircase and slightly different room layout ....

red competitor?? We were at Fischerbau... I have not found such a floor plan anywhere on the internet until now. Most have 1 bathroom and 3 rooms in the attic...

The attached floor plans are not that far from what you imagine. The floor plans are also freely available on the internet.

Well, many are not that far off... in the green parallel forum, a floor plan like this is also currently being discussed.
As a prospective builder, you gather ideas from the internet, sketch something, then the BU/defensive architect implements it almost 1:1 again. It always ends up being THE similar design.

I would move the bathtub and toilet further into the room in the upstairs bathroom, i.e., extend the knee wall further forward.
The kitchen is still not ideal – too many paths, and the table blocks the way to the two chairs with an estimated 60 cm.
Furthermore, opinions are divided between a) a parent area with dressing room and bathroom, and b) considerate getting up and letting others sleep, meaning doors to the dressing room and bathroom outside of the bedroom.
Everyone probably has to experience this themselves when getting up and sleeping times change, e.g., because of kids.
I like the position of the house on the plot!

It should be fundamentally pointed out once again that it is not automatically a good floor plan just because the employee of the BU draws everything – and in color.
