What does "good" really mean? A good legal department that makes sure every critical comment gets deleted? You always have to assume that the bigger the company, the more you pay for the whole fuss around it. Salespeople cost money, model homes cost money, catalogs, websites, etc. etc. All things that may be nice but from which you get nothing (except that you lose a bunch of money). Architect is all well and good, but with the construction sum and with kfw the whole program then goes into six figures.
Good based on tests (Focus Money) and user experiences on the internet.
The equipment requests are, well, not exactly extraordinary. 50 Euro floor coverings, that’s normal nowadays. Electric shutters too. The real money is earned on the additions. Shed roof, green roof, yes, you just have to be a bit picky, something the tie-wearers from the model homes usually can’t do. Photovoltaics with storage: you want kfw, so that’s not a question. 300 is like 297 plus 40+ QNG Costs saving: the sliding window in the living room is almost as expensive as all the other windows on the ground floor combined. Oak staircase: well, you can get a German one for 20 thousand, a Pole can do it for 10 thousand as well. I would rather put the thing at around 500, including architect etc.
I have also read often enough about the additions, but as long as we meticulously check the contract (and have it checked by experts) and already know what we want through the pre-sampling, we hope to keep these costs under control. The sliding window is not quite that expensive, but really a very large item and a good point to still negotiate.
What exactly do you mean by shed roof and green roof "you just have to be a bit picky"? Do you see opportunities to come out cheaper there? All providers offer the green roof with photovoltaic mounting as well. We are also considering whether we can contract that separately cheaper. But we also lack the knowledge here about how it is really executed technically. 10° roof pitch with green roof and how exactly is the mounting fixed without damaging the sealing?
