Offer comparison and liquidity planning for new construction, any experiences?

Our two children’s rooms are each 11.5 sqm (after deducting the sloping roof, before deduction 15 sqm), kitchen/living/dining just under 50 sqm. Plus an office/guest/playroom of just under 14 sqm. And we also have a second children’s bathroom of just under 5 sqm.
Where do the specifications for ridge height and inclination come from? I couldn’t quite figure that out.

If the roof pitch faces south, I would raise as little as possible and work only with weighted plates. The risk that the flat roof will become leaky after 10-15 years is too great for me. And having enough space between the modules as walkways does result in less yield, but accessibility is significantly better. Omit the storage if possible. It’s never worth it.

Before the reunification, VW was a border zone area and the houses were dirt cheap and still cheaper than all of southern Germany. Tübingen is simply the Stuttgart catchment area, and even if Daimler and Bosch both shut down, the houses there will hardly become cheaper.

Tübingen is already nice but independent of the Stuttgart catchment area it has also, for years, in a certain way become somewhat "greenwashed," as in some other cities as well. Many of the actual or originally truly "greens" can no longer afford it today. In this respect, you simply have to pay this surcharge. The idea mentioned by the OP of moving to the Stuttgart area does not make it any cheaper, in my opinion with significantly less quality of life there. That should be a good idea, then at least you don't have to deal with the complained-about building regulations that gradually reduce your original plan.

The ridge height and pitch are also from the development plan. Your room sizes sound good and that would be okay for us too. Further ahead you can see our planned floor plans. They are not fixed yet and reducing the floor area is just as much an option as the other options.

Just for your information because I keep reading Tübingen: The new development area is located in the district of Tübingen, not in the city of Tübingen - we could never afford anything there.
