Due to current events (parallel thread), I took a look at the Danwood 181W: a city villa where I find both the exterior views and the room layouts much more interesting. Personally, I find the 169W quite charming – if you change small details, it becomes optimal.
What I want to say: from a certain size onwards, there are hardly any critical points that need to be finely worked out with brainpower.
On the internet, you can find plenty of city villas around 180 sqm that will fulfill all your wishes.
169W – The living room has a depth of 3.22 m!!! Dining area about 3.07 m wide!!! Dining area length 3.35 m, table max. 2.20 m and then someone sits in the living room at the dining table. Space for... 8 people. Kitchen 3.00 m wide and the peninsula is 1.80 m wide and 0.60 m deep. Study room good with 3.25 m storage space. Guest WC ok. Pantry ok. Utility room rather small for heating system and utility room. Hallway areas from entrance to dining area = quite a lot on the ground floor.
Two children's rooms each 15 sqm ok (if the wardrobe is removed). Bathroom good in size, bedroom pure waste. Dressing room = closet room. Good as a closet room.
Orientation faulty. Either the dining area is not facing south if both children's rooms face south, or if the dining area faces south, then one children's room is not facing south.
My summary from the two Danwood houses: For our needs and our north-south plot, the two Danwood houses are unsuitable. They have some significant disadvantages compared to our current plan. Of course, the houses were not designed for our situation, so no criticism of the house concepts in general. They might fit somewhere else.
