Since you have such great ideas and suggestions for many floor plans, I would also like to put our first proposal online. We need 3 bedrooms. We want 2 bathrooms. 1 only needs to have a shower. We also want to have a guest room. The bedroom should be in the [Zwerchgiebel] because our plot is located in such a way that there is a dream view from there. What we don’t like ourselves: The fireplace is totally stupid. It is located just before the end of the kitchen unit. We would like it to be more towards the living area. The question is only how the whole thing can be changed upstairs. At the moment we are at 172 m2. If necessary, we would also build a little bigger. Best regards Xinette

Here are the floor plans

Distance from the bed to the wardrobe is probably too small.
The area next to the stairs looks unfortunate.
The kitchen is very large for the furnishings.
Entrance right next to the stairway (many have this, but it is probably not ideal in terms of dirt).
Wardrobe for 3 children possibly too small and blocked by an open door - if you have more than 2 guests there might be congestion.
Living area relatively small (although it is open).
The fireplace is really a bit lost there.
Bathroom upstairs might be somewhat large.

I confirm BeHaElJa's comments. I would relocate the stairs. Right next to the front door means that street dirt is also carried upstairs. This then changes the entire floor plan, so I do not make any improvement suggestions.

Do you have an example of another staircase and three KZ plus a bedroom on the upper floor? In all preliminary drawings, we always came back to this staircase design. Otherwise, it doesn't fit upstairs. Best regards, Xinette

I recognize the handwriting ;). Country house 170 with free planning. I don't like it either. For the reasons mentioned above. They carelessly moved the walls. How is your plot of land? Maybe a side entrance with a 2/4-turn staircase in the middle of the long side would be better? Regards Yvonne
