North-West Facing Plot - Tips

Dear community,

I am now in talks with construction companies (GU) and starting the building planning. Most importantly here is the orientation of the house. Our desired plan is to orient the house towards the back of the property. That means a wide window front, facing the living room/kitchen/dining room, etc. Our property is oriented northwest. I am attaching a screenshot from Google Maps. The red arrow points north.

Do you have any tips/ideas on how we can find a good compromise and possibly assist architecturally? I want to avoid having the most important orientation face the neighbors.

There are online tools that can show you the sun path via maps. What about the trees? Can you show the property with its boundaries / does the building still belong to it? How is the access supposed to be made / where is the connection to the infrastructure?

bauenmk2020 - thank you for your feedback. Attached you will find the development plan of the property.

    [*]The building and the tree stock will be (almost) completely demolished or cleared to implement the new construction. Only the top 3 protected trees will remain and we will replace the lower left tree
    [*]At the bottom of the image is the access road
    [*]To the right of the building plot I plan to place the double garage
    [*]The connection to water is via the lower right edge of the building plot, electricity comes from the street direction
    [*]The view of the development plan is similar to that of the Google Maps screenshot. My goal would be to focus on the main garden above the building plot, although according to the GMaps pin it is roughly located in the northwest

Similar to a picture where you can hardly see anything except trees… which neighbor should you not disturb? Maybe just leave a few little trees standing so you don’t disturb him? … Could it be that you have already posted your site plan in another forum, but with a different question??? ;)

What exactly do you mean by that? Are you afraid that the neighbors will be able to look into your living room? Or is it about the terrace? Or both? Which rooms of the neighbors are situated in such a way that they can easily see into your place? There are various options: fewer windows, hedges, terrain modeling, privacy fences, etc. Of course, all of this also influences the floor plan, which must be compatible with your other wishes (e.g., large windows in the living room).
