Noise protection for the property is still being constructed - a pig in a poke?

In my home village, the same was done on a local bypass. A new development area was advertised at €250 per square meter and it was promised that terraced houses would be built along the street as noise protection. That did happen - however, the residents in the rear rows had to wait nearly 10 years until someone was found who really wanted to build the terraced houses there...

The house can presumably be somehow enabled to provide a certain increased soundproofing. But you also want to sit in the garden sometimes. It would be too windy for me. Around here, a noise barrier was built for a residential area, which gradually grows over with ivy and that kind of climbing plants. The plots behind the barrier are actually quieter than those a bit further away. Sound sometimes finds very strange ways... So I have to say, I would be skeptical!

All houses in the first row are completely sold (discounted by the municipality to young families) and must be occupied with a building obligation within two years; apparently, construction is already planned to begin everywhere this year. The building authority emphasizes that no deviations have been allowed for the noise protection wall for the first row.

Nevertheless, as long as everything is not completed, there remains a risk. And then the garden is indeed a bit too loud, even for me... The feedback from you shows me that all of this must be well considered.

We also have a house in the family in the 2nd row on a slope by a main road. It is a solid house with 50cm walls from yesteryear. Inside the walls, it is absolutely no problem. However, the city has now also prescribed noise protection windows for the 1st row in new buildings, and in such a case, I would always choose these.

What is actually annoying is that you hardly ever have peace in the garden. You never get used to it. Although the terrace is still located behind the house, away from the street, it is still quite loud.

If I were to build new there today, I would have the noise protection planned precisely. For that, I would look for an expert who exactly balances for me where to best place any corners, edges, or walls so that there is maximum peace on the terrace. I would definitely budget the costs from the very beginning if the plot is otherwise optimal.

Does the development plan prescribe an order of construction? Usually, this is done on streets so that the row buildings with floor plan orientation must be completed first before the 2nd row can be built.


Nothing comes out of this except a confusing jumble of numbers that can’t be interpreted by a layman (preferably even via iPhone app).



What does the grid / the isophone look like with row development? What type of area character is present? General/pure residential or core/village and mixed-use areas?



57/54 corresponds to noise level range II. Not a particularly tough case, i.e. no increased requirements for the sound insulation value of the exterior components. With row development and, say, noise protection windows, the street should no longer disturb inside the living rooms.


Makes sense if you value that.
My tip: go to the office that also did the sound technical study for the development plan. They already have the calculation model ready. Saves money, is fast.
