No groundbreaking yet, but already trouble with the construction company

Especially since the construction company apparently sold the land along with the building, i.e. every upgrade also rings an extra bell in the state treasury thanks to real estate transfer tax.

This is probably a do-or-die game, certainly partly caused by the region (Munich). Whoever wants the land just has to take the contract without being allowed to configure windows beforehand...

btw. UBS maintains a ranking of global real estate bubbles in major cities and Munich newly entered the ranking in 2016 - directly in 5th place.

We just paid 380 EUR for a change from the normal double window to a 2-leaf terrace door 2m. Maybe this helps with the comparison. These are triple-glazed windows without external blinds (RC-2 was extra).

Thank you very much for your surcharges.

We spoke with the construction company yesterday and expressed our dissatisfaction. Someone called us again last night and apologized. Apparently, there was an error in the surcharge calculation for our windows (we already had 4 additional windows in the contract, just none floor-to-ceiling). However, we were assured again yesterday that the surcharge from normal to floor-to-ceiling windows is really only the material price. I’m curious about the new offer. But trust looks different to me...

I will report on what ultimately comes out...

We’ll see whether the bubble comes or not. There are many different opinions. The growth in Munich is so high that prices will continue to rise. I’m convinced that I’ll get rid of my house faster than anywhere at the ADW :-) But I have no intention of selling my own home. hihihi, it’s not even built yet

We have now had two windows (not floor-to-ceiling) in our planned house reduced from 1.50m wide to 1m wide and receive a credit of 380 euros per window. Maybe that helps you with the comparison.

Best regards
Sabine
