I only spell my name with two "f"s in "real life". Plan bricks are plain standard – still current even unfilled for interior walls.

So far I haven’t explicitly read that these are "Filigran ceilings" (R), where this is easiest. But even in precast ceilings the needed empty conduits could be poured in.

The description sounds very much like an open space. The light points probably mean simple ceiling outlets. If the architect and electrician are not sensitive to this, you will simply get a triple play socket for T-Entertain (or the corresponding Vodafone equivalent) at the spot where the "first TAE socket" used to be. I would design the LAN sockets as doubly fed double sockets and, honestly, would prefer to feed them from a distributor in your tenant basement. So triple play router in the tenant basement, from there star-shaped (preferably continuous!) feed a double socket with two connections each in the living room and in the study room, and once each a ceiling-near LAN wall socket (with power socket next to it) in the living-dining-kitchen area and in the hallway. You can get used to seeing on a busy lamp at the desk phone that the washing machine in the basement is done.

As I said, this sounds to me like terminal block and monkey bridge. Modern ceiling spots can be operated like good old light bulbs with analog switches – I personally would prefer a PLC, but then we quickly reach the limit of overstrain for small town electricians – with most electricians I have the impression that when the "light goes on," they cleanly separate job and private life *LOL*

A little from experience: photovoltaic systems with storage are not worthwhile and only cause problems with 6 apartments, no matter how it is contractually arranged. If anything, then each person should have their own "balcony system" with 600 watts for self-consumption. When paying, be sure to ensure that significantly more has been built than paid for in advance or insist on a completion guarantee. It can happen that if the craftsmen's prices exceed the sales price of the apartment, the completion is delayed until cheaper craftsmen are found or the company goes bankrupt during shell construction.

I didn't write anything about an advantage. If a craftsman goes bankrupt, the developer can still compensate relatively well and it "actually" does not affect the end customer. If the developer goes bankrupt, there is big trouble. Then it helps if there is a completion guarantee from a bank or if only 40% has been paid but already 60% has been built.

Not quite that simple. Because the Real Estate Agents and Developers Ordinance stipulates when which installments are due and many other things (e.g. security instruments).
