New single-family house floor plan 150 m²

We are already looking forward to your suggestions. We are currently noticing that despite having architects, there have already been some planning errors.
If the chimney is on the outer wall (which I find visually more appealing on the ground floor, as it can be seen from all sides), the chimney is actually located directly at the eaves. Presumably, this is not possible for fire protection reasons, especially since we want to install a photovoltaic system on the south side.
We deliberately do not have a window here because we would be looking at our wall. I had already considered a narrow, elongated window, but since there are already many windows on the other side?
We are also not yet satisfied with the floor plan above. One often reads in this forum that children's rooms should not be built directly next to the parents' bedroom. We would be squeezed in the middle. In my opinion, we do not need 20m² either, since we only use the rooms there for sleeping and changing.

We would also very much like to swap the bathroom and child 1. But who needs a 13.50m² bathroom? Even 12m² seems large to us. The current idea is to recess a niche for a wardrobe into the bathroom so that it becomes smaller. To arrange the rooms upstairs differently...
We definitely still need to refine the upper floor.

Just try it first. Katja and I recommended it to you a) because of the orientation b) because of the drains and c) because of the bedroom. This is an improvement compared to the current design. I’m also not a fan of oversized bathrooms, but with a nice tub and a practical shower with a double washbasin and furniture, the square meters are quickly used up.

How does the architect actually want to drain the ground floor toilet? Around the basement stairs once?

If we had some measurements, we could experiment a bit. Instead of putting the bathroom in the east, of course the bedroom could also go there. But for that, you would need all the room dimensions and the staircase measurement. You can’t even measure it since there is only a photo with a crease in the paper.

Do you perhaps have more or can you measure the dimensions?

Here are some measurements. I tried out the upper floor once. The bathroom should now be at the top right, below it the master bedroom, possibly with a walk-in closet with a passage to the bathroom?? The size distribution of the children's rooms is also not ideal yet. The chimney would also need to be measured in at the top... I need more time here to divide it better.

I would basically argue for that as well, but I would like to point out that it is the only bathroom upstairs and your kids would then also have to go through your dressing room to get to the bathroom. That wouldn’t bother me, but I would still consider it.

The ground floor somehow has a townhouse character because the kitchen was banished to the corner. I’m not a fan of such layouts because the kitchen and dining area are very important to me, and in our home the living room plays a much less important role. Therefore, I always recommend (if keeping it similar) to plan the kitchen with the dining area near the terrace (or on the sunny side) and the living room where the sun doesn’t shine directly on the TV in the evening (if you spend time there then).
For example, we have a projector screen and no normal TV, so everything always has to be dark; it would be too much of a shame for me to have that facing the garden.

As I said, of course, it’s a matter of personal lifestyle.

You have to get a feel for the door situation. Something else is good and common.
