So now 4 weeks have already passed. Thank you for your answers. And through your answers I already feel a bit more comfortable, as no answer considers the plan reckless. If so, you are welcome to express criticism.

thanks again for your input. I want to update this post again, maybe some of you are interested in the current status ;)

We did it!

We have already bought a plot of land, signed a construction contract, and will move into our own four walls in 2023!

Hello everyone,

we need your opinion again, so I am reopening this thread.

We are currently in the process of finalizing the financing and now have 2 offers.

Financing amount is 480,000€

Offer 1:
Nominal interest rate: 1.4%
Fixed interest period: 15 years
Repayment rate: 2% (2 free changes included)
Monthly payment: 1360€
Provision-free period: 12 months
Provision interest: 0.2%/month

Offer 2:
Nominal interest rate: 1.17%
Fixed interest period: 15 years
Repayment rate: 2.5% (the bank does not allow lower)
Monthly payment: 1468€
Provision-free period: 12 months
Provision interest: 0.25%/month

Both offers allow 5% special repayments.

There are pros and cons for both offers. We tend to prefer Offer 2, but the relatively high monthly payment worries us a bit in light of parental leave for the second child.

What do you think?

Offer 2 is fine.

P.S.: What luck you always have here, great salaries and dirt-cheap plots, it really makes you envious. :)
