New semi-detached house - suggestions for the planned floor plan

Good evening,

I want to have a semi-detached house built at the end of the year.
It will be a flat-roof house, ground floor + upper floor, about 130 sqm, initially without a garage, no basement, solid brick construction, completely ready to move in. Kitchen, utility room, and bathrooms will be tiled. Everywhere else laminate flooring.
The hot water supply as well as the heating of the building will be done via an air-to-water heat pump.

The plot is only about 275 sqm in size. However, the garden borders directly on a large meadow (not developable) with a view of a forest.
I will move in alone for now. I do not want children at the moment. Possibly my girlfriend will move in later.
Room 1 shall be my bedroom. Room 2 the office. Both rooms are located exactly on the north side.
Actually, the floor plan has already been discussed with the builder, but changes are still possible. I definitely want to have the door opening direction of the "Schlafen" room changed from right to left.
The “Schlafen” room has no function yet. Possibly an office for my girlfriend, a guest room, or a storage room.

The space to room 40 is only 43 cm, who is supposed to get through there? To the house or wider.

I am missing the plan of the property.

Is he also planning the other half?

That is why no garage will be built. The area will be paved as a passage to the garden.

Unfortunately, I do not (yet) have the plan of the property.

The other half of the house or the property is exactly the same. However, the neighbors will have the garage built.

I would leave out the WC door and move the HAR door forward, practically making it the WC and HAR door. Water meter, fuse box, and broom will not be peeking around the corner when someone is sitting on the toilet. The impossible passage between house and garage and the extremely strangely drawn corner details of the house wall on the shared side would make me double the inspections of the construction supervising expert. Such blunders rarely come alone – who knows what other botched improvisations are hidden there.

If you plan several tall cabinets in the kitchen, make sure that there are no 60/65cm on the side of the windows. So that does not work. Either change it or take this fact into account in the kitchen planning. What about the bathroom fixtures? The window above the tub is obviously inconvenient.
