You then paid 12,852.69 in interest over the 20 years. But if you go for 30 years, you will probably pay at least 20,175.74 EUR in interest, but initially have 140€ less per month.

That would actually be to your advantage. And it’s not that expensive either. Basically, as of today (you don’t know what will happen after the 20-year fixed interest period), it’s 245€ more in interest per year.

Probably the increased interest burden is higher on the main loan than on the KFW (173k to 100k). You can calculate that quite quickly.

Very well explained! The €140 less per month that you would have with a 30-year term will probably save you much more interest if used in another part of the loan than with the KfW.

That was also our consideration and ultimately the reason why we decided on the 30-year term.

: the condition 1.31% or 1.51% for the "first" 20 years depends on whether you agree on a maximum loan term of 20 or 30 years with the KfW. And with the 1.31% option, it simply ends after a maximum of 20 years. Completely. There is nothing left to refinance.
