Is the access path a separate parcel or is the yellow border identical (!) to the layout of your property?

If there are two parcels - does the access parcel belong solely to you or is it jointly owned by adjoining owners?

Regarding elevations: correct approach. If the neighbor’s planning is known, your architect can continue planning with these boundary conditions and take the conditions of your property into account.

The yellow outline is our parcel, meaning the dead-end road and property have a number and belong to us...

We have only registered the city's right of way as a burden and are not allowed to build over this area...

Hello,

a little tip from me:

A considerable amount of surface area adds up at the access road to the actual property.

Here, I would pay special attention to an adequately dimensioned drainage system for rainwater.

During heavy rain, a lot of water accumulates on the access road surface, which even a permeable paving (if available) might no longer be able to handle.

For this reason (access to a house located in the second row opposite and uphill), we installed a drainage option for rainwater (drain shaft or Bircorinne) both in our light well and in front of our garage, with double the size (width of the inlet or the channel) and correspondingly dimensioned pipe diameter.

This Sunday we had a thunderstorm with a “hundred-year rain” (our almost empty cistern with 4.5 cubic meters was full after about 20 minutes) – the water ran down the opposite driveway like a small creek, easily floated over the (too small dimensioned) neighbor’s drainage channel and then ended up in our and our right neighbor’s courtyard. Our XXL Bircorinne managed the water masses (and filled our cistern) – our neighbor, on the other hand, had to dry out his garage with a wet vacuum afterwards…

Because of this, in my opinion, “the few” extra euros were already worth it.

In your place, I would therefore plan an (additional) oversized Bircorinne at the point where the access road transitions into the property.

I meant the 3.5m.

The driveway slopes down towards the property, right?

Therefore, I would have installed a Bircorinne to catch any water that might come down the driveway before it spreads onto the property.

Depending on how you design your entrance area / courtyard, a second channel (further towards the house / garage) might also be useful - but your architect or landscape gardener should be able to advise you on that.

Our landscape gardener then installed an extra wide and deep channel for us, as requested.

Well, let's see how it all turns out in the end...

Yesterday I spoke with the neighbors' architect. Apparently, they want the top edge of the finished floor to be at 30 cm above the street (278m above sea level). According to our plan, our top edge of the finished floor should be at 277m above sea level, and the existing houses have their gardens at 275m and 276m above sea level respectively.

That means our neighbors would have a 2m height difference to the adjacent property at a distance of 2.5m, which still needs to be filled...
