New construction project single-family house in the Bergisches Städtedreieck

Hello everyone,
I have been a silent reader for some time now, but now we have reached the point where I need help from you.
The plot has already been purchased. I have been working on creating a floor plan on my own for some time. Now our architect has postponed us for later because he currently has no capacity. Since we no longer want to wait, we are looking for a construction partner.

We want to have a modern city villa built in solid construction, with a separate area for the grandparents (not a separate apartment in the actual sense, just an internally separated living room, bedroom, and a bathroom with only one entrance and a hallway on the ground floor.)
Furthermore, I would like to have a trench collector installed coupled with a heat pump. To support our own power supply, a photovoltaic system on the roof should (can) be installed. A controlled residential ventilation system would be the icing on the cake.

The plot has a size of 604m2. It is located in the second row. The driveway is also part of our property. The previous owner parceled his garden and then sold it to us.

As an attachment, I am adding the development plan (still from before the parcelling). The hall shown on our property in it is no longer there. I photographed the sheet so that south is at the bottom and east is on the right.

Maybe someone has an idea of how the house could be placed there. Possible building window would be 11x11m or 11x12m. A double garage or a 9-meter-long garage should also fit.

Maybe one of you knows a good architect / construction manager or also a general contractor from the region (I also don’t know which option is better here…?). The construction site would be in Wuppertal.

If more information is needed, I will gladly provide it. I am grateful for any advice.

Hopefully there will be a construction preliminary inquiry with a positive outcome.

Your property is not located within the scope of a qualified development plan. Your project must comply with §34 of the Building Code. IMHO it does not, because there is no residential development in the "hinterland."

There are not many sensible options.


Why? A completed questionnaire might answer this question.

... is not very practical if the house width is to remain at 11m. The plot is "only" 17m wide, and minus 3m distance on each side leaves 11m remaining. And placing the double garage at the western boundary costs too much garden – or is that irrelevant? Which brings us back to the questionnaire. What is particularly important to you?

Which tool do you use to render the graphics in which you insert your proposals? - that is, how do you extract the drawing from the post, vectorize and color it, and then put something together?

As a geodata forensics expert, I evaluate the traces and search for the property using the relevant geodata portals. NRW is particularly user-friendly in this regard, so I edited a screenshot from tim-online with paint.net. It’s faster than using the tools of professional software.

Hello, and many thanks for the initial feedback.
There is a positively approved preliminary building inquiry. Otherwise, I wouldn’t have bought the plot without knowing whether building is even allowed there.
I am also aware that it must be according to Paragraph 34.
Here the question of the roof shape arises... in the surroundings, there are only gable roofs. But we want a townhouse with a hipped roof. I am curious whether that will be possible.
The previous owner submitted a preliminary building inquiry because he initially wanted to build there himself. He could have built a house there with the dimensions 11x10 x 2.5.
Since we now want to accommodate a family of six there, a different house must be built.
Thanks in advance for the two proposals for the placement of the house. I prefer option no. 1 because then we already have a landscaped garden behind the house on the east side, which is exactly the right size for us.

It is important to say that we do not want an actual granny flat with a separate entrance, as we want to use this area ourselves later when my parents are no longer around. Furthermore, sound insulation is particularly important to me (both against noise from outside and inside the house itself). Sound insulation inside the house would also make it reasonable for the interior walls to take up as little space as possible so we lose little living space on the ground floor.
We want a concept that makes sense both economically and energetically.
Photovoltaics on the roof is also a wish so that we can produce electricity for our own use.

To fit as many rectangular rooms as possible. I don’t like narrow, long rooms. Lots of daylight in the important living spaces would be great.
Here I hope for your recommendation on where the corresponding rooms should be located in order to achieve optimal light utilization given the conditions of the plot location.
