Create a list with your must-haves, nice-to-haves, leave everything else out. Don’t be tempted by the possibilities. Consider realistically what can be done by yourself. If you have two left hands, you won’t become a super handyman when building a house. I wouldn’t wait. It won’t get cheaper.

Yes, I agree that prices only go in one direction ... upwards. I think we just need to make compromises.

Which levers do you mean?

By "Hebel/Ytong/Silka" I meant the apparent competitor to Ytong, which also offers kit houses;
by "there are other levers than building yourself" I meant planning and equipment details like hip roof, bay window, corner windows and things like that. Or if someone places their house in the very back corner, they might as well pave the driveway with banknotes. Dozens of partial aspects add up to larger amounts than can be compensated with a self-builder’s wage.

So here in the region it is not necessarily cheap. I fear that you will not manage with your budget.
